We can use this message board to host public discussions related to improving our community including removing this vile organization and all who are supporting it.

Do you have an incident with Real Manage or the HOA you'd like to share? Please contact us at report@realmanageracket.com!

Below are the details of the latest set of attacks they've carried out upon me, mainly at the behest of Bryan our HOA board's "president", complete with emails and pictures ( from my side at least. )

First, the notices I've recieved pertinent to the most recent scheme:

Did you notice the dates? The fine inspection was done on August 4th, 2017 more than two weeks before the deadline of 8/22/2017 7:00:00 PM as given in the pre-fine notice. In addition, I only receieved the pre-fine notice about one week before these fradulent fines were assesed.

The remainder of this page is the email chain between Pam Winters ( Real Manage ) and I reguarding these matters:

Ms. Winters,

The accelerated two week inspection schedule you speak of means we likely won't get the notice in the mail until just a couple days before the next inspection / step.  I'm sure you're aware of this and take full advantage to steal every dollar you can from our community by proceeding faster than you are getting the notices to us.  This is another one of your scams which I'll be discussing with my community members.

I am fully aware of the order of notices, I have received plenty over the years from Bryan's vendetta (for still unknown reasons.)  I am also aware of and am actively disputing your fraudulent attempt to fine me before said hearing which I'd bet was instigated by him as well.  Your fraudulent schemes and actions, they are not "mistake[s]", carried out with the intent of inflicting stress and financial burdens on the members of our community will soon be posted for all to see along with a copy sent to Mr. Josh Stein's office for their review as well.

I'm attaching pictures from this morning as proof of completion of ALL 3 items mentioned in your email yesterday.  I expect you to close all open violations and mail to me official notices regarding them being closed as of today.  Also, I expect you to remove each of the fraudulent fines imposed on my account and mail official confirmations of having done so.

I look forward to your update today.

Thank you,

Thomas Forrester

Good morning Sir,

I can assure you that once I have checked the property and reviewed all letter sent, if there is a mistake I will correct it. Just so that you are aware of our violation letter process, we send out a courtesy letter at first.  Inspections are done every two weeks and if that violation isn't corrected within the two weeks then another letter is sent. Finally it is the hearing letter, which you are invited to come.

I will update you once I have reviewed everything today.

Sincerely,

Ms. Winters,

Thank you for your response, however you failed to address the majority of my concerns.  While you say you and a board member did an inspection on Friday ( which, I'm assuming, is where the new shrubs notice will be coming from ) no evidence has been provided regarding the grass not being cut between 7/6 and 8/4.  In fact the grass was cut around then.  It had since grown some due to the good rains over the last two weeks.

You also neglected to mention that you would be removing the fraudulent "fines" assessed long before the deadline set for remedying these violations.  You have images as of today, a full 24 hours before the deadline, showing the work to be done, and had no reason to attempt to fine me before the deadline outlined on your own notices.

I'm not sure if it was a purposeful choice of wording on your part, but I expect you to close EVERY violation which has been corrected based on the violation notices' compliance specification listed ( also in bold print referenced in my email below ) upon your inspection tomorrow.  If you have any additional items to add, you are welcome to send an official courtesy reminder for them.  Please make sure to retain any photographic evidence as I will expect it to be provided upon request.

Thank you,

Thomas Forrester

Thank you for the pictures.  I do appreciate you responding to the letters also.  However Myself and a board member did an inspection on Friday and the items were still on the porch and the grass still had not been cut.  I will come by tomorrow to check if the property and if all violations are corrected then I will close them.

I will also take a look at the letters sent.

Ms. Winters,

Near the end of July I received notices of an adjudicatory panel hearing to be held on 8/22/2017 at 7:00:00 PM relating to 2 violations:

6249796) "To bring the property into compliance, please mow your yard, and dispose of the clippings."

6249787) "Clean miscellaneous items off of the front porch."

According to these notices the "deadline set forth above" for me to "cure the violation[s]" is still approximately one day and 6 hours into the future.  However, according to two new notices I received on 8/19 you attempted to fine me for both of these violations on 8/4 ( or 8/10? ) around 2 weeks before said deadline!  I'm sure you have copies of these notices so that you may review what you need to and then remove these fraudulent "fines" from my account.

I've attached pictures I took today showing the above referenced "violations" are obviously in compliance according to the notice IDs referenced above within said deadline.  Any fines related to these "violations" are patently without merit and likely fraudulent.  I expect you to furnish photographic evidence of my property being out of compliance for each of the 4 notices ( 6249796, 6249787, 6262415, and 6262414 ).  I believe this will not be possible due to the grass having been cut sometime close to the time between these two sets of notices.

I have not yet received even a courtesy notice about the shrubs, so I am not sure why you mentioned this as a reason for continued fines.  If you do have a notice about this, I expect you'll have photo verification of the violation to send me as well.

Also, I see you tried to sneak in edging, weed eating, and removing weeds from the flower beds as part of the reason for the violations and fines.  I have not received notice of these items being out of compliance and would expect to do so before you attempt to carry out a related enforcement action.

Thank you,

Thomas Forrester

Good morning,

Your violations are in reference to the following and fines will continue until they are corrected:

1.  All misc. items except for patio furniture need to be removed from the front porch.  The front porch is not to be used as storage for any items beside patio furniture

2.  The yard needs to be manicured to include cutting the grass, edging, weed eating and removing weeds from flower beds.

3. prune the shrubs in the front of the home.

If you have any question please feel free to contact me anytime.
